TPO roof replacement on a strip center retail property in Colorado

Strip centers, big-box stores, standalone retail, and restaurants all share one thing: they cannot close for a roof project, and most of them cannot even tolerate significant disruption during business hours. We schedule around retail reality — after-hours, overnight, pre-open — and we keep the storefront clean while we do it.

Retail Property Types We Serve

Every retail property has its own quirks — tenant leases, shared-wall considerations, dumpster enclosures, and landlord-versus-tenant responsibility lines. We navigate them.

  • Strip centers and neighborhood centers with multiple tenants and shared roof assemblies. We coordinate with each tenant's schedule and respect the lines between common-area-maintenance and tenant-improvement scopes.
  • Big-box stores (grocery, home improvement, discount, department) with large single-ply roof areas and heavy rooftop equipment.
  • Restaurants with grease-vent, hood-curb, and make-up-air considerations on the roof.
  • Standalone retail from banks to auto-parts stores where the entire property is one tenant.
  • Mall pad sites and outlots in larger developments.

After-Hours and Overnight Scheduling

The default for retail is to work when the store is closed. For a 9-to-9 retailer that means a 10 PM start, work through the night, and off the roof before receiving arrives in the morning. We run retail crews who are used to this schedule, with lighting, night-rated equipment, and the discipline to keep noise down for adjacent tenants.

  • Overnight tear-off and dry-in with the roof watertight before the store opens the next morning.
  • Pre-open AM work for retailers who prefer early-morning windows.
  • Sunday and holiday work when that is the retailer's closed day.
  • Storefront protection — sidewalks swept, entrances cleared, and branded signage never touched.

HVAC Curb and Rooftop Unit Coordination

Retail roofs are crowded. Rooftop HVAC units, grease vents, refrigeration lines, data and antenna gear, and sometimes solar — everything has to be raised, re-flashed, or worked around. We coordinate with your HVAC and refrigeration vendors so nothing gets damaged and nobody gets surprised.

  • Rooftop unit raising and curb flashing in coordination with HVAC contractors.
  • Grease-duct flashing rebuilt to code during restaurant roof work.
  • Penetration sealing around every conduit, gas line, and data cable.
  • Walk pads around service areas so future HVAC techs are not walking on bare membrane.

Storefront Exterior Maintenance

We handle more than the roof. Storefront paint, dumpster enclosure repair, parapet cap replacement, gutters, and the small exterior items that landlords get asked about but never quite get to — we can bundle them with a roof project or handle them standalone.

Schedule a Retail Property Assessment

If you own or manage a retail property that needs a roof replacement, a storm claim, or a scheduled exterior maintenance cycle, we will come walk the property on your timeline and write you a scope that reflects your tenants' hours.
